This article presents the information and control system of smart building is considered as a set of subsystems including a building automation system (BAS). BAS security and availability during its life cycle are assessed using the Markov models. Markov model is used to develop number of strategies which help to recover system and elimination all the possibility threat, during life of systems. Strategies of developing Markov models for describing the recovery of system components after an attack or a software failure are discussed. The use of Markov models is usually justified by the customer's requirements for a specific criterion for assessing the quality of the system.uk_UA
